dvd maestro problem

hello everyone

I'm a rookie trying to burn dvd-rs following CM's tutorial

when working on a dvd after the maestro has finished I noticed a lip sync. error as predicted in the text

although I made the corrections according to the guide the problem still remains, any suggestions ?
